Come join the Kitson & Partners Team! Kitson & Partners, has an exceptional opportunity for an experienced Senior Property Accountant .
This position is responsible for month end closing; income statements and balance sheet analysis; and account reconciliations.
In addition, this position provides support during CAM reconciliations, budgets and audits.

· Understands and applies fixed asset capitalization policy.
· Applies accounting policy regarding rent leveling (SLR adjustments) and Bad Debt Reserves and Write- Offs.
· Property tax accruals and/or amortization of prepaid property taxes and insurance; and true up of expense accruals and the liability or prepaid account.
· Prepares monthly and quarterly accrual basis financial statements, supplemental schedules and debt compliance reporting.
· Bank account(s) reconciliation.
· Reviews budget variances and financial results (budget/forecast-to-actual and month-to-month).
· Publishes monthly property management financial packages.
· Provides supporting schedules and assistance during the preparation and review of property budgets and budget reforecasts.
· Performs annual CAM reconciliations and provides supporting schedules and assists with tenant questions/disputes.
· Assists in data collection for annual audits · Reviews accounts payable vouchers for accuracy and proper general ledger coding.
Ensures timely remittance of critical payments such as utilities, taxes and mortgages and other property expenses.
· Review construction contract requests, process change order forms, job cost tracking and reconciliation.
· Monthly review and E-File and remittance of Sales Tax Collected to Department of Revenue.
· Monthly review of management fee invoices and rent reconciliation supporting schedules.
· Prepares bank transfer requests.
· Prepares Tenant Accounts Receivable Reconciliations, Accelerated Rent schedules, Utility reimbursement calculations and processes Manual Bill forms and Tenant Termination forms.
· Occasionally reviews lease set up in property management system (Timberline) and verifies accuracy against executed lease document(s) and abstracts.
· In person attendance is required.
· Regular in-person attendance is required.
Other duties as may be assigned from time-to-time.
*Skills and Abilities:* · Must be conscientious, detail-oriented and produce accurate financial results/reports.
· Must be able to demonstrate ability to effectively multitask.
· Communicate effectively and efficiently with peers.
· Provide customer service support to field offices.
· Be cognizant of situations where supervisors need to become involved.
· Strong time management, analytical, communication and interpersonal skills.
· Proficiency in Microsoft Word, Excel and Timberline.
*Educations and/or Experience:* · *Bachelor’s Degree in Accounting or Finance is required* · *Minimum 4+ years of experience in retail accounting or finance.
