Under the direction of the Resident Manager and the A/R Manager, the A/R Bookkeeper is responsible for the accounts receivable and resident data base.
Which include but are not limited to; Maintaining the computer systems for the On-site Resident leasing and payment histories.
Assisting the On-Site Managing Staff with the tracking of rent collections, resident move ins and move outs, leasing and marketing traffic reporting.
GENERAL OPERATIONS: 1.
Post to resident payment histories on a daily basis from copies of the Daily Deposits.
2.
Balance Cash Detail Reports (CDD) to deposit.
3.
Charge all Late Fees.
4.
Prepare weekly delinquency report starting on the 6th of every month.
Includes printing Notices to Pay Rent.
5.
Set up new residents, update lease renewals and month-to-month leases.
6.
On a routine basis, do the moving out of the residents and process Statement of Deposits.
Prepare the Security Deposit package, including the Voucher (for payment for the refunds), and route to On-Site Manager (See Procedures in “Red” Book).
7.
Daily input Traffic Report Information.
8.
Weekly print and forward Traffic (Occupancy) Report to Corporate Office.
9.
Upon authorization to close the month, close the month and charge the next months rents.
Prepare month end reports.
10.
Communicate issues and problems to my immediate supervisor and/or the Corporate Office.
11.
Perform the tasks timely and accurately to assure the daily, weekly and monthly reports represent a reliable and accurate reference source.
12.
Review, learn and understand all policies and procedures outlined in the Red Book.
13.
Perform all tasks assigned by Resident Manager, Accounting Manager and/or Corporate office.
14.
Abide by all Olen policies and procedures and use all appropriate forms.
Job Type: Full-time Pay: From $22.
